Ground-up building in Douglas County is decided long before framing: lot, grading, water, access, engineering and the local review process. We work with owners and architects from that stage, because that is where the budget is actually set.
Lot assessment, soils and grading review, driveway and access, utility and well or district water considerations, structural and mechanical engineering coordination, and a real construction budget built from the drawings rather than from a per-square-foot guess.
Foundation and framing, envelope and roofing, mechanical and electrical rough-in, insulation and air sealing, interior millwork and stone, and exterior stone, siding and hardscape — with the principal on site rather than managing by email.
We work to an architect’s drawings or bring design in as part of the build. Either way, selections are locked against lead times so the schedule is not held hostage by a single back-ordered item.
We hold an active permit history with the Douglas County Building Division and publish the county’s monthly permit activity from official records. Rural Larkspur, Franktown and Sedalia parcels carry very different access, water and grading realities to a platted Castle Pines or Sterling Ranch lot; the estimate should reflect that from day one.
